What is the best area to invest in tulum?

Of course, the best areas are the private residential communities that have all services in place.

The best areas to invest in Tulum real estate are divided between public areas under developing and private gated communities with world-class urbanisation.

These communities are Aldea Zama, Selva Zama, Tulum 101, and Kaybe.

This prime location is midway between the Tulum downtown and the beach zone. It has three access avenues that lead to the beaches.

As part of its ecological concept, Aldea Zama has respected protected green areas of the jungle to not overdevelop the land. You notice the natural landscaping.

Infrastructure:

Unlike other neighborhoods in Tulum, Aldea Zama real estate has set up all the services such as running water supply and sewage, paved streets, and underground utilities.

Commercial Zone:

Within this residential complex, you have a commercial area to enjoy conveniently the shops, restaurants, and other businesses. This is a great highlight for Aldea Zama Real Estate.

Properties for Sale In Aldea Zama:

Here you have some of the high-end and luxurious projects selling Condos and Homes for sale in Aldea Zama. This is not a low-budget neighborhood. Much more of the offers are condo buildings. There are very few limited options for homes in this area.

SELVA ZAMA

Selva Zama is formally the second phase of Aldea Zama. It was planned and constructed by the same developers. Its construction started in 2020. 

Location:

Selva Zama is located just next to Aldea Zama towards the beach zone. It means that it is even closer to the beach. The distance to the hotel zone road is between 2 km and 100 meters.

Low Density:

This is a brand new community so the first condo projects are under construction. This year, the first of them will deliver the first 2 towers of apartments. It will be one of the closest condos to the beach at only 600 meters. 

Infrastructure:

Like Aldea Zama, Selva zama enjoys the same quality of urbanization, infrestrucrire and services. Also it feautures its own private access road to the beach zone. 

Commercial Zone:

There is not yet a particular commercial zone for Selva Zama because the commercial area in Aldea Zama is still expanding and it has not exhausted all the space that it has available. However, the famous Green School is opening doors here very soon.

Properties for Sale In Aldea Zama:

Improving the trend and prestige of Aldea Zama, you will have here some of the most contemporary designs and high qualify condos and homes. There are a couple of projects selling already in preconstruction and they are big price ticket.

Also, you can still buy a piece of land for developers to build condominum complexes or just to have a family custom home built. 

Aldea Zama Real Estate:

The developments selling condos in Selva Zama range from 1-3 bedrooms and the prices start from $190,000 up to 5-bedroom homes of $2,900,000 USD

Kaybe is the newer private prime gated community in Tulum real estate. It started to develop in 2020 and it finally was completed in 2023.

It is a big piece of land between the archeological site and Tulum town. You can access easily the beach zone from here by taking the main Av. Coba.

Because of its very recent completion, developers just started to build properties for sale. There are now a limited number of options to buy a new condo or a house. Also, you can still purchase a piece of land to have your custom house built.

Kaybe Real Estate:

It offers a range of options from small studios of 30 m2. up to large 4-bedroom stand-alone homes. Prices start from around $150,000 USD up to $900,000 USD for a super large private 4-bedroom home.

Tulum 101 is an up-scale gated community that started selling the first lots of land and condos in 2020. This neighborhood is developed by one of the biggest and most reputable real estate builders in the region. They have many previous projects.

Location:

Tulum 101 is right between Aldea Zama and Selva Zama. It is also one of the closest spots to the beach. The entrace to this community is on Av. Coba.

Low Density:

Kaybe also has a number of exclusive amenities such as a Club house, spa, gym, paddle tennis, snack bar, business center, etc.

Infrastructure:

Unlike other neighborhoods, Kaybe has set up all the services such as running water supply and sewage, paved streets, and underground utilities. It also has a number of exclusive amenities such as Club House, spa, gym, paddle tennis, snack bar, business center, etc.

Exclusive Amenities:

The highlight of Tulum 101 is its array of exclusive amenities for all the homeowners in this community. It has many green protected areas, natural cenotes, ecological pavillion, trails, etc. The purpose is to feel that you are apart from town submerged in the jungle.

Properties for Sale In Tulum 101:

At the moment, there are inventory available to buy a condo in a few projects already under construction and lots of land to build either apartments or custom homes. The first projects are going to deliver during 2024 but litle by little they will be launching more projects.

The size of these comdiminium towers is massive, in Tulum the buildings of condos were from 6-20 units.

Some of the developments in Tulum 101 will have 200-300 units.

Kaybe Real Estate:

Keep in mind that Tulum 101 is maybe the most expensive real estate master plan in Tulum. The prices of the land here are more than double than every other neighborhood.

At the present time, you can buy a condo starting from $400,000 USD up to $900,000 USD

TANKAH BAY

Tankah Bay appeared on the real estate map of Tulum during the late 90's. They were selling at the time land to build custom homes. Most of the area are beachfront big villas and mansions that range 2-4 million dollars. It is not easy to find options of resales.

Location:

Tankah Bay is about 10 km distance from Av. Coba in Tulum town. This is the only beachfront residential neighborhood of Tulum where you can still buy a brand new condo.  

Low Density:

At the moment there are very few buildings in this area. It will be developing more constructions every year.

Infrastructure:

It is underdeveloped now. There is electricity only, and very few paved streets. No running water network, and the properties have a well of water. No sewage, they use biodigestors.

Commercial Zone:

There are a few restaurants and hotels but not a shopping area or boutique spaces. There are also water sports providers for diving, snorkeling and kayaking.

Properties for Sale In Tankah Bay:

Just recently, since 2019, developers started to build brand new beachfront condos for sale. At the moment there are about 5 projects available to buy one condo of 1-4 bedrooms

Region 8 Real Estate:

Beachfront property prices are much much higher than prices of a condo in town. The entry price point is $400,000 USD and up to a super large penthouse with all the luxury at $3,500,000 USD

Open Public Neighborhoods

Region 8 Real Estate: This is the most recent public neighborhood in Tulum. Developers started building here in 2022 after the opening of the new access to the beach by Av. Kukulkan.

Location:

Region 8 is located 1 km from the beach zone. Most of it is still a large piece of untouched jungle. There are only a few blocks and streets open, and all of them are unpaved.

Low Density:

At the moment there are very few buildings in this area. It will be developing more constructions every year.

Infrastructure:

It is underdeveloped now. There is electricity only, and very few paved streets. No running water network, and the properties have a well of water. No sewage, they use biodigestors.

Commercial Zone:

No commercial spaces at the present time.

Properties for Sale In Region 8:

As of now, there are about a dozen new projects selling condos in preconstrction. You can also buy a piece of land to develop or build a house. You may also buy land to wait until it develops more and resell it with a profit. This is the very early stage of this new neighborhood that has the advantage of being one of the closest locations to the beach hotel zone in Tulum.

Region 8 Real Estate:

It offers a range of options from small studios of 30 m2. up to large 3-bedroom Penthouses. Prices start from around $140,000 USD up to $700,000 USD for a big condo with an ocean view.

La Veleta Neighborhood Tulum: This is an open public region of Tulum. It was the first to start developing modern condo buildings for vacation and investment homes.

Location:

It is located on the side of the beach from the main highway. It is close to downtown. You can access it by the Av. Coba that leads to the beach zone. That is what you find on la veleta Tulum map.

Density:

This is not a master plan community so everyone is doing as they want, meaning that developers are trying to maximize the profits by overbuilding as much as they want. There are no restricted green areas so little by little it is getting urbanized and eventually will become part of the city.

Infrastructure:

This region is maintained by the municipality so they are starting to set up the services like running water and sewage. Not all the streets are paved yet, just a few.

Commercial Zone:

Besides la Veleta apartments, it has recently appeared a bohemian vibe commercial area, a lively atmosphere on Calle 7. Here you find nice little restaurants and boutique shops.

Properties for Sale In La Veleta:

Here you have some of the low-budget new projects selling Condos and Homes for sale in Tulum. However, you see also a few upscale luxury projects.

This is also another public neighborhood in Tulum. Which means that is maintained by the municipality. It is well known because of the famous hotel Holistika. It is kind of far from the beach and downtown and closer to the limit of the town among the jungle. 

Location:

Region 12 is located on the south side of 5ta. Avenida. This is a main street that is already paved and it connects with the main highway and with the area of La Veleta.

Density:

t is still considered a low density because most of it is undeveloped. There are many lots of land for sale that are part of the jungle.

Originally in this area, there were predominantly more homes than condos. It startes selling lots of land for single family homes. Then, later on they started to appear the first projects selling condos and now there are more buildings than homes.
